New flats in Yuen Long got good sales record because SHK arranges 95% mortgage for buyers. For Shatin, the price at @$6K-7K for 1800-2000 sq. ft new luxury flat is a very good price and the supply of such flats is very limited.
For secondary market, mortgage is less than 70% and the bank valuation is lower than the asking price. So I doubt if the price can really go up under such bad economic condition.
