請教車位購買/放租手續

小弟想買個車位,但第一次買唔知有乜手續,有無朋友可以指點一下?
1.地產經紀佣金一般點計?(有D話1%,有D又話min. charge $5000)
2.律師費用約多少(不用按揭)
3.自行放租(不經地產,例如百佳/惠康張貼佈告板),雙方傾妥價錢後程序如何呢?(例如上期/按金需要嗎?租約內容有標準版本嗎?如有煩請E-mail給我一份可以嗎?)

請各位網友多多指教,Thanks!

3. You and the owner can use same lawyer and ask the lawyer to prepare a provisional S&. It takes about 1 day only. And then, you and the owner can sign the provisional S& in the presence of the laywer. The deposite can pay to the owner through the lawyer. Or you can ask your lawyer to provide a standard provisional S& to you.

還想請教多一點問題: 如放租需否跟租樓手續一樣簽租約打厘印嗎?一般慣例合約期訂多久?

From legal point of view, you should sign an agreement with 租客 and 打厘印. Besides, you should inform your mortgage provider if your property is under mortgage. I know that some owner has not 打厘印 nor inform their mortgage provider. You should know the consequence and the risk of doing this before you make your own decision.

Normally, one year contract. During this period, both owner or 租客 can terminate the contract with one month advance notice.
