近來都有上d real estate 的網頁睇d 物業的資料. 對於我地呢d係hk 住開豆腐閏樓的人來講, 美國的屋/樓 (睇相來講), 真係好大好靚呀.

我想問其實係美國買樓有咩要注意呢?

我見有condo / townhouse / single family 之分. 其實condo 同townhouse 係咪同d neighbour 共同有物業管理? 好似hk 住屋苑咁? single family 即係獨立屋? 分別的好處/壞處係邊?

經紀佣係咪seller 俾? buyer 洗唔洗俾 (有人同我講buyer 唔洗俾, 但係咪真架)?

有冇好似hk 的stamp duty 果d類型的tax?

有d 3層樓果d, 話1500呎, 不過好似好大咁既? 係咪美國冇分咩建築面積/實用面積? 話1500呎就真係用得1500呎?

好多樓都幾十年, 但又好似好新 (入面的裝修同外觀都係), 其實係咪30-40年的樓都唔算太舊? 美國有冇d 專業驗樓的consultants etc? 我驚買左d 漏水樓果d 自己唔識睇呀~

而家係美國做mortgage 個loan rate 係幾多?

而家美國的樓市係咪仲係好麻麻? 我仲諗緊出年去到, 買好定租住先好....

好多問題... 各位有經驗的人士煩請指教!

I will also suggest you to come and doing renting at the beginning. Do not buy a house without seeing it and never rely on any relatives or friend to do it for you. As to buy a house is easy, to sale a house is very difficult.
Once you know the area and which area with good school zone.
also, you need to make sure.. you need to find a place to stay for "how many" years.. that area good for primary only? or also good for high school?

Also, I always post one professional CPA, that he knows so well about housing stuff.

BIG THANKS AGAN!我都係打算租住先,同埋唔洗住咁大,得我一個阿四,屋大的話清潔都做到暈!
一般租約係咪都係一年? 係咪包晒管理費果D野?

if you rent from a landlord, the 管理費 will not be your responsibility unless you rent an apartment, then the real estate will explain that to you. There is no 管理費 for townhouse (which linked with the other townhouse, 2-3 floors), or semi-detach /detach house which is 獨立屋.
If you want more information on house rental, we have a BK mom who works for real Estate, lives a North Carolina. She may able to help you a bit.
I know that she is busy all the time, she is a very nice person and helped several BK moms whom immigrated from HK. if you want her contact, let me know. she uses facebook as well.

技術上既野我識唔多。
不過我有小小後悔買左有草地既花園既single family house。因為地兩公婆都日做夜做, 亞仔就日日返學。所以無時間打理啲花花草草, 啲花花草草死哂,變左一塊爛地, 真係有損市容, 好彩屋外睇唔到。屋外塊草地, 我地保養得好好, 如果唔係, association 會咋型。

如果你係stay home mom或屋企有愛花之人, 咁就係一件樂事。

Condo同townhouse相似,每月有所謂HOA要俾,等同管理費,有d會係當做電費水費垃圾費雜費,因為唔係所有Condo都有每家人一個獨立電錶水錶,HOA就用嚟支付呢D雜費及維修費,如果有大型維修就會再另外夾錢,property tax就根據買屋時嘅屋價去俾,有多有少,我見過百幾蚊至幾百蚊一個月不等。我老公係勁唔鍾意Condo或townhouse,因為就算你pay off晒再有mortgage,你都要永遠交HOA,如果唔交,管理公司有權申請收屋,而且,有d HOA比例上好貴,月供千幾蚊可以HOA 去到三百幾,有幾多泳池公園都係咁話,而且如果你想裝修間屋都有一d policies要跟,唔係你想點就點,連front yard back yard都有準則要maintain,唔可以話我唔鍾意種嘢就由得佢變爛地。Single family就自由好多,因為只有你一個業主。唔好處係你要考慮埋每年要俾嘅稅,好似我呢度$750K嘅屋,而家買入一年大約要俾$10K稅,咩維修保養保險自付,樣樣嘢要自已處理。

美國有分居住面積同業權面積,1500呎居住面積即係係間屋裏面有幾大,業權面積就計埋屋前屋後front yard back yard咁,我見過間屋1000呎,但加埋晒業權面積過萬呎,因為屋後有個山坡都計埋入去。

呢度d屋閒閒地都幾十年,望落新淨多數係之前不久裝修過,呢度d人好興remodel過再賣,因為賣得貴d。業主同經紀都要disclose間屋資料,例如有冇leakage,幾時維修過,整過d咩,如果入伙之後有問題,限期內賣家同經紀係要負責任維修。

美國做mortgage嘅loan rate係要睇你嘅credit score,你如果初初嚟到想買屋可能唔係咁易,因為你未develop你嘅credit,最初你想申請信用卡都唔會批。

而家美國的樓市應該仲會跌,但利率而家已經幾低吓,所以好多人都選擇而家買屋。不過,我以為初初你最好都係租,住落睇啱邊區好先決定買唔買,始終有cash喺身好。

租屋就最緊要睇清楚租約先好簽,多數係一年死約,之後個個月續(唔駛真係個個月簽新約,只係如冇新約,之前果張會一直有效),業主包d咩雜費好緊要,唔好睇少電費水費垃圾費,我以前租果度冇獨立錶,所有雜費都係跟人頭計,但業主有洗衣機我地冇(唔俾裝),其他租客同業主又有好多電器加時常煮食,我地兩個人平均要俾多成百蚊,而家我一家四口每個月都唔駛一百。

不過以上所講都係跟加州例,唔同州有唔同法例,你可以參考但要問當地經紀同check當地法例先作準。

係美國OWN PROPERTY 都幾貴播,年年俾TAX。係以買入果刻的價來計?同埋好似想賣都唔易咁。。。6﹪經紀COMMISSION好多錢呢~
如果個市都仲未有起色,都係等下先好。
