唔知你地租/買樓時有冇考慮屋苑裡面既則王? 港島區我都睇過唔少樓, 大家有冇諗過, 如果有兩個人買埋同一個呎數, 點解一行入屋, 你果間大我果間咁多, 更甚既係, 我買果間呎數明明大過你, 點解你間屋睇落重大過我地果間?

以下資料係我咁多年黎睇番黎既, 個廳可以話係而家d新樓絕對唔可以比, 睇怕要1600'先至有咁大個廳, 我意思係電視位距離梳化位夠曬深, 唔使攬住個電視黎睇, 更加唔使買plasma, 大家可以參考下:

1. 杏花村兩房 (598')左上角第一幅 (13'半深)


2. 杏花村三房 (751') 右下角 (14'深)


3. 太古城三房 (843') A & H單位 (around 13'深)


4. 城市花園三房 (896') A, B, E, F單位 (17'深)


5. 丹拿花園893' (BCFG單位) (約17'深)


6. 賽西湖大廈 1260' (16'深)


7. 雲景台1196' (14' 深)


8. 雲峰大廈 1600'個廳大到可踢波 (16'深)


9. 嘉苑 (4個單位都係則王)

雲峰大廈同嘉苑係邊?過唔過二十年,我住過杏花751,睇過太古同丹拿則王,真係覺得d新樓好唔見洗.

雲峰大廈 於北角半山雲景道。
嘉苑 位於 司徒拔道與肇輝台交界。

不過以上兩個盤雖然舊, 3X年, 但都好貴!

I also live in Hang Fe Chuen 598' Very 實用!!

無論大 / 細樓,則王definition :

1. 有客 飯廳之分, TV & Sofa 距離要夠
2. Kitchen 最好有3邊cabinet , Like "u" 型
3. Bedroom must be at least One Bed One Wardrobe !!!!
4. Bathroom When close door 不用縮在1邊,洗手盆旁邊有位放tooth paste etc ....

5. Most most important 有大""窗"",最怕放了衣柜遮住個window , 又怕張床要放在Window 前 ?-( ?-(

My husband's Sister lived in Hang Fa Cheun around 1000' before and then now living in Vancouver.
This year she back to HK and not easy to fnd a new flat. Because Hang Fa Cheun Old and expensive.

我以前就係住598', 收尾租樓時搵左好耐都冇751', 而家焗住要住732'細則王, 總之我地揀樓好鬼奄尖, 唔係則王都唔要, 所以睇埋唔少樓, 有d千幾呎...頂..個廳仲細我過住598'... 我用緊部Panasonic既座地51'大電視, 而家d樓要幾多呎先擺到?? 所以家下d Plasma咁好賣囉, 正確黎講d人要焗住買就真。

現在的新樓實用率真係'嚇C' 你, e.g. 沙田第一城395呎vs現在的6xx呎新樓, 真係睇落差唔多嫁, 分分鐘個廚房大個6xx呎的豆腐潤.

單講實用率,
當然新不如舊.

但買樓唔係齋睇實用率,
樓齡, 地區, 配套, 尺價...
仲有其他私人理由(例如住近家人).

如果唔係,
新樓仲有人買咩?

3 bedrooms (I blockdown 1 bedroom, make a bigger living room.

每一個朋友visit my home,睇到目不暇給 !!

U can consider the 1018'.

Should be Flat C/F.
For block 7/11/12, should be 570 ft
For block 18/22, should be 601 ft.

1) Block down 房next to din.rm:size:10'6x6'9 ft, for dining rm.
2) 梳化放向廳next to大房, 廳size: 13'6 feet x 7'4 feet.
( size not include corridor)
3)大房 size: 7 x 12'8.
4)女兒房 next to toilet, size: 8'6 x 9'8 feet

Hi mummy,

Really glad to know that you're also a fans of flats which are old but with very high usable area. I'm a kind of such person as well. But quite a no. of my friends still like new flats very much, seems that they don't mind the flats are really unbelievably not usable !!

I'm planning to move closer to my mom in the HK Island. I've been paying attention to some flats ... which in fact had been quoted by you. 賽西湖大廈 is really good but it's so expensive that I can hardly afford. 雲峰 is good too but really too old. 雲景台 is also my favourite as some blocks can have firework view.
嘉苑 is a bit inferior 'cos it's facing the cemetery right ?

So what I'll do is to look more flats around and wait, wait and wait for the price drop!

Then he just buy Tai koo shing around 950' at %550M!!! :-P :-P

The sea- and swimming-pool facing flats in Site 10, Whampoa Garden has very high usage rate (near 90%). The store room has windows and is best suited for maid room. Flats C and F are especially good as they have walk-in closet in the master bedroom, a unique feature amond all available flats in WPG. Flat F has an edge over Flat C as it is south-east facing.
